Buying process

Once you have chosen your specific home in Gela Heights, you will need to reserve it, see reservation form, or contact us to arrange a viewing trip.

buyingTo reserve a Gela home you just print off the reservation form, and send it with your reservation fee to the address shown (or there is the option to pay by bank transfer), we will then contact you to arrange a viewing, or if you prefer, you can go ahead without a viewing although we always recommend that you see what you are buying, but if you are buying “Off Plan” (before it is built,) sometimes there is not a great deal to see, until the structure progresses, so the choice is yours.

The benefit of buying “off plan” is that we are prepared to offer a better price at the beginning of the construction to spur on sales, and the actual value of the property will go up automatically as the process advances, therefore by track record the annual average growth has been around 20% so over the first year you will gain 20% of the retail price although you may have only paid 70% of this until completion, therefore achieving the best of both worlds.

The next stage is to prepare the Preliminary Contract, which is the “backbone” of the purchase, and shows you that all necessary legal permissions to build have been given, and that we are the legal owners of the land, and that you will become the owners of the property on a set completion date, this is all executable by law, and if you or the company fail to comply, penalties are imposed. It is an agreement to give all parties peace of mind, so that we know you are a genuine purchaser and you know we are a bone fide company with your interests at heart, then it’s all systems go, we will send pictures of the building at various stages of progression (these are also on the website) so you can see what is happening to your investment and make plans for when you can book your holiday or begin your lettings.

The Preliminary Contract also shows the agreed purchase price and when stage payments are to be made, and how much, all the property dimensions, and all that is included, such as finishes of walls, tiles, floors, fitted kitchens, bathrooms etc, so you know exactly where you stand and what you have purchased, this is a very important document which you may have checked by an independent Lawyer if you wish.

As the building progresses, agreed stage payments would be made, until it is finished and ready for occupancy, at this stage (similar to the UK) a Legal Ownership document is written and endorsed by a Notary (who acts as an independent government official) handing over ownership to you (like UK freehold). You are then the legal owner of the property to enjoy in your chosen way.

Property Management

The main benefits of the mountain resorts are, if you wish to let your property you have the advantage of two seasons, not just one like the coast, from December to April we have the main Ski season, then the Summer season starts from June to September, with many activities available, making your Gela investment very lucrative.

We promote properties for rent from our offices, and our partner’s offices. We also provide free advertisement of the property on 5 websites for a long term.

When we generate rental income we charge 25% from it which includes the following services:

  • Letting of the apartments
  • Airing of the property
  • Cleaning the apartment
  • Making of the beds. Delivering laundered linen, towels and toilet paper
  • Welcome pack delivered (upon request)
  • Midweek and prior to departure check up to ensure that tenants take good care of the property
  • Full inventory and presentation before and after every let
  • Check all contents against inventory
  • Cleaning the apartment after departure
  • Ensuring all windows and doors are locked
  • Rent-a-car service
  • Rent-a-bike service
  • Non stop working reception
  • Change office Registration of the tourists.

Being away Package

If you are away from your property, it is extremely important to be sure that there is someone you can trust to ensure all is well.

We offer our “Being away” and “Being away premium” packages at a modest fee to ensure that everything will be carried out to your satisfaction:

  • Third Part Liability
  • Initial full inventory check of your property and its contents
  • Property inspection weekly, when unoccupied
  • Ventilate thoroughly the property
  • All areas of property checked over, Bathrooms, Kitchen, Terrace, etc.
  • Check for pests and vermin and recommend remedial action
  • Check of lighting, plumbing, humidity, electrical check, boiler check
  • Advice about any necessary repairs to maintain the property in pristine condition
  • Ensure all appliances are in working order
  • Take care of indoor plants
  • Arrange cleaning once a year (7 days notice required)
  • Pay any monthly bills (electricity, water and telephone)
  • Collect mail to leave inside property or re-post to an address of your choice
  • Emergency property checks following inclement weathers and arrange any maintenance if necessary, after storms/high winds.

In addition:

  • We act as your official key holder
  • We will mail you a monthly Owner Report detailing any problems or recommendations regarding your property (complete with photographs where necessary)
  • We act as your local information source.
